Terms and Conditions

These Terms govern your use of the websites and tools operated by Amani Realty and its agents — including app.amanirealty.com, stephaniekeate.com, and any other Amani Realty agent website that links to this page (together, “the Sites”). “We,” “us,” and “our” mean Amani Realty and its licensed agents. By using the Sites, creating an account, or submitting a form, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Sites.

“Amani Realty” in these Terms means Amani Realty, PC. Our agents are licensed in Utah and affiliated with the brokerage; each agent’s own website identifies them.

2. Estimates are not quotes, offers, or advice
The monthly payments, payment calculators, community and builder comparisons, incentive summaries, and market analyses on the Sites are estimates built from assumptions, the numbers you give us, and publicly available rate data. They are provided for general information only.
Estimate only — not a quote, a loan offer, a pre-approval, or a guarantee. Your actual rate and payment depend on your credit, loan amount, down payment, property, and the day you lock. Home prices, incentives, interest rates, taxes, insurance, HOA dues, and inventory change frequently and may be out of date by the time you read them.
Payments shown “at your numbers” use the figures you entered. We do not verify them, and entering them is not a loan application.
Nothing on the Sites is legal, tax, financial, investment, appraisal, or lending advice. We are not a lender, mortgage broker, appraiser, attorney, or tax advisor. Consult a licensed professional in the relevant field before making a decision. Loan program and down payment assistance eligibility is determined by the lender or program administrator, not by us. Verify all pricing, incentives, and availability directly with the builder or listing agent before relying on them.
3. No agency relationship is created by using the Sites
Creating an account, submitting a form, saving a home, calling, texting, or receiving information from us does not create an agency, brokerage, fiduciary, or client relationship. A real estate agency relationship with Amani Realty or any of its agents is created only by a signed, written agreement between you and the brokerage that expressly says so.
If you are already represented by another real estate licensee under an exclusive written agreement, the Sites are not a solicitation for that representation, and you should continue working with your agent.
4. Your account
- Creating one. Accounts on app.amanirealty.com are free. You sign in with Google or with a one-time link or code we email you — there is no password. To finish creating an account we ask for your first and last name, email address, and phone number. You must be at least 18, and the information must be accurate and your own.
- One person, one account. Your account is for you. Do not share sign-in links or codes, and do not create accounts for other people without their permission.
- What our agents can see. The homes you save, the search criteria you save, and the financing figures you enter (such as down payment, rate, and pre-approval amount) are visible to you and to Amani Realty and its agents so we can be useful if you ask for help. They are never shared with a builder or a lender unless you ask us to. We ask for numbers only — never send us the underlying documents through the Sites.
- No promise of contact. Having an account does not mean anyone will call you. A person is available whenever you want one — call or text us any time.
- Closing or suspending an account. You can close your account at any time by emailing us. We may suspend or close any account, or limit access to any part of the Sites, at any time and for any reason, including misuse, scraping, or false information. The Sites may change, and features may be added or removed, without notice.
5. Emails from us
Once you have an account and have saved what you are looking for, we send a weekly update by email — new matches, price changes, and incentives — and occasional market updates. This is on by default. Every one of these emails has an unsubscribe link, and you can turn them off in your account’s contact settings. Sign-in links and essential account notices are not marketing and are sent regardless.
6. Text messaging program terms
Program: Amani Realty, operated by Amani Realty and its agents.
What you receive: if you provide your mobile number and consent, we send conversational and informational text messages about your home search or sale — matching homes, appointment coordination, market updates, transaction updates, and replies to your questions.
How you opt in
Consent to texts is optional. You are never required to give it in order to create an account, submit a form, or receive any service from us. You opt in by checking the consent box on a form on one of the Sites, by turning on texts in your account’s contact settings, by submitting the sign-in form at one of our open houses, by texting us first, or by giving your number and consent verbally.
The consent language on app.amanirealty.com reads:

On an agent’s website the same language names the agent — for example, on stephaniekeate.com:
I agree to receive texts from Stephanie Keate / Amani Realty about my home search at this number, including by automated means. Consent isn't a condition of any purchase. Message frequency varies; message and data rates may apply. Opt out any time — reply STOP, or just tell us.
Consent to receive marketing or automated messages is not a condition of any purchase or of any service we provide.
Frequency, cost, and carriers
- Message frequency varies based on your activity and where you are in a transaction.
- Message and data rates may apply. Check with your mobile carrier for details of your plan.
- Carriers are not liable for delayed or undelivered messages.
- Supported carriers may change without notice. Not all handsets support all messages.
How to stop — STOP
You can cancel at any time by replying STOP to any message from us. You will receive a single confirmation message, after which we will send no further messages. You may also reply UNSUBSCRIBE, CANCEL, END, or QUIT, turn texts off in your account’s contact settings, or simply tell us. To rejoin, opt in again as described above.

Privacy of your mobile information
No mobile information will be sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. See our Privacy Policy for full detail.
7. Acceptable use
You agree not to:
- Submit false information, or another person’s contact details without their permission.
- Scrape, crawl, harvest, or bulk-copy content, property data, or images from the Sites, by any automated or manual means.
- Use the Sites or any information from them to send unsolicited commercial messages.
- Attempt to gain unauthorized access to the Sites, any account, or any administrative area.
- Create accounts in bulk or by automated means, or interfere with the operation or security of the Sites.
- Use the Sites on behalf of a competing brokerage, builder, lender, or data business without our written permission.
Personalized results links are issued to you and expire; do not share them publicly.
8. Property information and third-party data
Community, home, pricing, incentive, and rate information is gathered from builders, public sources, and market data feeds. It is believed reliable but is not guaranteed accurate and is subject to change, prior sale, or withdrawal without notice. Square footage, lot dimensions, room counts, schools, and HOA terms should be independently verified. Builder names and marks are the property of their respective owners; their use here is descriptive and does not imply endorsement or affiliation.
MLS listing information is provided by UtahRealEstate.com for consumers’ personal, non-commercial use, and may not be used for any purpose other than to identify properties you may be interested in purchasing. It is deemed reliable but not guaranteed, and listings may be held by brokerages other than Amani Realty.
9. Fair housing
We support and comply with the federal Fair Housing Act and Utah fair housing law. All properties are offered without regard to race, color, religion, sex, familial status, national origin, disability, sexual orientation, gender identity, or source of income. Equal Housing Opportunity.
10. Intellectual property
The design, text, photography, payment methodology, and tools on the Sites are owned by Amani Realty or used with permission, and are protected by copyright and trademark law. You may view and print pages for your own personal, non-commercial use. Any other reproduction, distribution, or derivative use requires written permission.
11. Third-party links and sign-in
We link to sites we do not control, including builder websites and service providers. We are not responsible for their content, accuracy, or practices, and a link is not an endorsement. If you sign in with Google, Google’s own terms and privacy policy govern that sign-in.
12. Disclaimer of warranties
The Sites are provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Sites will be uninterrupted, error-free, secure, or free of harmful components, or that any estimate or information will prove accurate.
13. Limitation of liability
To the fullest extent permitted by law, Amani Realty and its agents will not be liable for any indirect, incidental, consequential, special, or punitive damages, or for lost profits or lost opportunity, arising out of your use of the Sites or reliance on any information or estimate on them. Nothing in these Terms limits any liability that cannot be limited under Utah law, including obligations arising under a signed brokerage agreement or under real estate licensing law.
14. Indemnification
You agree to indemnify and hold harmless Amani Realty and its agents from claims arising out of your misuse of the Sites or your violation of these Terms or of any law or third-party right.
15. Governing law
These Terms are governed by the laws of the State of Utah, without regard to its conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Utah County, Utah, and you consent to that jurisdiction.
16. Changes to these Terms
We may update these Terms. Changes take effect when posted, and the effective date at the top of this page will be updated. Continued use of the Sites after a change means you accept the revised Terms. If a change is material, we will tell account holders by email.
