Privacy Policy

This Privacy Policy explains what information Amani Realty, PC and its licensed agents (“Amani Realty,” “we,” “us,” or “our”) collect through the websites and tools we operate — including app.amanirealty.com, stephaniekeate.com, and any other Amani Realty agent website that links to this page (together, “the Sites”) — why we collect it, who we share it with, and the choices you have. It applies to the Sites and to the calls, texts, and emails that follow from an account you create or a request you make.
No mobile information will be sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
1. Information you give us
We only receive what you choose to submit. We do not buy contact lists or append data about you from outside sources.

Who can see your account activity. The homes you save, the criteria you save, and the financing figures you enter are visible to you and to Amani Realty and its agents, so that we can be useful if you ask for help. They are never shared with a builder or a lender unless you ask us to.
We ask for pre-approval numbers, never the document. We do not ask for and do not want Social Security numbers, bank account numbers, credit card numbers, or government ID numbers through the Sites. Please never send those to us by email or text.
2. Information collected automatically
On app.amanirealty.com we do not use advertising cookies or third-party analytics. We set only the cookies the app needs:
- a sign-in session cookie, so you stay signed in;
- a short-lived cookie that remembers which email a sign-in code was sent to;
- a campaign cookie, kept for 30 days, recording which mailer, QR code, or link brought you to us (for example “doorcard-lehi”). If you create an account, that source is saved with it so we can tell which outreach is worth repeating.
We also keep a simple daily count of how many times our home page was opened, which buttons on our home page and search page were tapped, and how often the “Open in Maps” link beside a home’s address was tapped, grouped by the campaign link that brought the visit. These counts are totals only — they are not tied to you, your device, or your IP address, and they use no cookie. The home page also stores one small marker in your browser so its welcome animation plays only on your first visit; it contains nothing about you.
Our hosting provider also records standard server logs — IP address, browser and device type, and the pages requested.
On stephaniekeate.com we use Google Analytics 4, which records IP address, browser and device type, referring page, the pages you view, and how long you spend on them, and sets cookies and similar identifiers in your browser. We have configured Google Analytics to redact email addresses and to redact the access token used in personalized results links before that data is stored. We do not send your name, phone number, or email address to Google Analytics.
Advertising and remarketing
We advertise through Google Ads. When you arrive from an ad, the link may carry campaign identifiers (such as utm_source or gclid) that let us see which ad produced an inquiry. On stephaniekeate.com we may use Google’s advertising features, including remarketing, which rely on first-party and third-party cookies to show our ads to people who have previously visited. We do not use these features to build profiles based on sensitive categories, and we do not target advertising to anyone we know to be under 18.
3. How we use your information
- To run your account: sign you in, remember your saved homes and criteria, and compute payments at your own numbers.
- To answer your question and provide the homes, numbers, or analysis you asked for.
- To send the weekly update and occasional market updates by email, until you unsubscribe.
- To text you, including by automated means, about your home search or sale — only if you have given consent, and only until you tell us to stop.
- To keep a record of you as a contact in our customer relationship system, together with your contact preferences, so that those preferences are honored by everyone at the brokerage.
- To prepare estimates and market analyses, which requires the property and budget details you provide.
- To meet real estate recordkeeping, licensing, and legal obligations.
- To understand which pages, mailers, and ads actually produce inquiries, so we spend less money on outreach that does not work.
- To protect the Sites against abuse, including limiting repeated sign-in requests.
An agent may occasionally place a personal, non-automated phone call to a number you recently gave us. Tell us not to and we won’t.
We do not sell your personal information. We have never sold personal information and do not rent or trade it.
4. Who we share information with
We share information only with service providers who help us operate, and only to the extent they need it to perform that service. They are contractually restricted from using it for their own purposes.

We may also share information with your consent and at your direction — for example, with a lender, title company, inspector, or transaction coordinator involved in your purchase or sale. We may disclose information where required by law, subpoena, or court order, to enforce our Terms and Conditions, or to protect the rights and safety of any person. If our business is ever transferred, information may transfer with it, subject to this policy.
5. Text messages and mobile information
No mobile information will be sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.
Information may be shared with subcontractors who provide support services, such as our customer relationship management and messaging platform, strictly so that they can deliver messages on our behalf.
Consent to texts is optional — you can create an account or submit a form without it. You give consent by checking the consent box on a form, by turning on texts in your account’s contact settings, or by submitting the sign-in form at one of our open houses. If you give us a phone number without consenting, we keep the number on file and mark it do-not-text. Consent is not a condition of any purchase. Message frequency varies. Message and data rates may apply. You can stop messages at any time by replying STOP, and you can get help by replying HELP or calling us at (385) 330-7198. Full messaging program terms are in section 6 of our Terms and Conditions.
6. Your choices
- Stop texts: reply STOP to any message from us, turn texts off in your account’s contact settings, or just tell us.
- Stop emails: use the unsubscribe link in any email, turn the weekly update off in your account’s contact settings, or email us. Sign-in links and essential account notices are still sent while you have an account.
- Stop calls: tell us on any call, or contact us using the details below.
- Close your account, or access, correct, or delete your information: email support@amanirealty.com and we will honor the request, subject to records we are legally required to retain.
- Opt out of Google Analytics (stephaniekeate.com): install the Google Analytics Opt-out Browser Add-on.
- Control ad personalization: visit Google My Ad Center or optout.aboutads.info.
- Browser controls: most browsers let you block or delete cookies. Blocking them will prevent you from staying signed in.
We extend the choices above to every visitor as a matter of policy, regardless of where you live or whether a particular privacy law applies to us.
7. How long we keep information
We keep account, lead, and client records for as long as needed to serve you and to satisfy real estate recordkeeping requirements, which in Utah generally run several years past the close of a transaction. If you close your account, we delete your saved homes, saved criteria, and financing figures, and keep only what we are required to retain. Website analytics data is retained for 14 months. Records of an opt-out, and of the consent you gave, are kept indefinitely so we can honor and evidence them.
8. Security
Information is transmitted over an encrypted connection and stored with the providers listed above. Account data is readable only by our own servers, never directly from a browser. There are no passwords to steal — sign-in is by Google or a one-time link. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. Please do not send sensitive financial or identity information through the Sites, by email, or by text.
9. Children’s privacy
The Sites are intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.
10. Fair housing
Amani Realty is committed to equal housing opportunity. We do not use any information collected here to steer, exclude, or treat anyone differently on the basis of race, color, religion, sex, familial status, national origin, disability, sexual orientation, gender identity, or source of income.
11. Third-party sites
The Sites link to other websites, including builder websites. We are not responsible for the privacy practices of sites we do not operate. Review their policies separately.
12. Changes to this policy
We may update this policy. When we do, we will change the effective date at the top of this page. Material changes will be posted here before they take effect.
