How to read our labels. “Verified with builder” means a person confirmed the figures with the builder. “Estimated — we'll confirm with you” means: Estimated from current public builder information — not a quote. Your exact rate and payment depend on your credit, down payment, and the builder's current offer. Confirming the real numbers with the builder and lender is exactly what we do for you as your agent.
Estimate only — not a quote or offer. Your actual rate depends on your credit, loan amount, down payment, and the day you lock. The large number on each home is our estimate of the ongoing monthly payment (principal, interest, taxes, insurance, PMI, and HOA dues where they're confirmed; a card without them says “before HOA”) at the loan's note rate — the payment you actually live with after any temporary buydown ends. Where a builder advertises a lower “Year-1” figure, that teaser is shown separately because it steps up.
Estimate assumptions: 5% down, 30-year term, $1,200/yr insurance, PMI when under 20% down, and the county's effective property tax rate for a primary residence (Utah's 45% residential exemption already applied — 0.49% in Utah County, 0.55% in Salt Lake). A second home or rental does not get that exemption and pays roughly double. A brand-new home's first tax bill is often assessed on the lot alone and steps up once the house is on the rolls. Where an incentive requires the builder's preferred lender, we help you compare it against an independent quote so it's a real win, not just a headline rate.
Not a loan estimate or offer of credit. Figures are approximations for comparison only, prepared by Amani Realty, and are not provided by a lender.
